Explore North Shore Maui Real Estate

Just east of the Central Maui boundary is the North Shore. Like its name suggests, this region encompasses the communities situated on the northern shoreline of Maui. This part of the island is less populated than other areas, and is considered to be a bit of an escape from the larger, busier parts of the island. The North Shore also connects to East Maui via the Hana Highway—colloquially known as The Road to Hana.

There are a number of communities in North Shore; Spreckelsville, Pa’ia, and Haiku are located right on the coast, but the area also includes the inland communities of Olina, Makawao, Haliimaile, and Pukalani—also considered to be Upcountry. The North Shore real estate market is almost entirely single-family homes and estates, with some options for vacant land and lots (and some listings for multiple building sites, which would appeal to investors). For those searching for land to build their dream Maui home or homes, this may just be the spot.

The single-family homes in the North Shore area are built in quite traditional Hawaiian styles, with the exception of the very high-end luxury estates. These custom homes are often intricately designed and take a more contemporary spin on traditional architecture. These are options around this part of the island for single-story homes as well as multi-story homes—in any price range. However, it is to be said that homes along the North Shore are quite highly-priced, and those that are located further inland are more affordable.

Older properties on the North Shore sometimes need some updating or some renovations, but present an excellent opportunity for homebuyers willing to put in some TLC. Listed at more affordable prices, of course, these homes are valuable for their excellent locations (some of which are found in the region’s most desirable subdivisions and neighborhoods) and their investment potential. In addition, these homes also appeal to many for their historic charm—something new construction homes do not have.

As many of the listings in North Shore, Maui fall into the luxury category, there are many options for luxury homebuyers. Generally situated closer to the waterfront or on private lots on the cliffside, these estates are custom built and absolutely stunning. Multiple bedrooms and bathrooms are features of these homes, as well as additional garages and storage, game rooms, fitness studios, outdoor entertaining areas, and outdoor pools. In many cases, these homes are just steps away from the beach, as well as the amazing amenities that North Shore has to offer.

North Shore Maui: Highlights & Amenities

Many choose to reside in and visit the North Shore area of the island because of its tranquil atmosphere and beautiful scenery of rolling green hills and ocean views. Considered less crowded and less touristy, North Shore, Maui offers some authentic restaurants, unique shops and boutiques, and countless opportunities for recreation.

The communities along the shore are known particularly for their beaches. While South Maui’s beaches are one of the biggest Maui attractions, North Shore beaches are fantastic for windsurfing and kite boarding. In fact, those who journey to Ho‘okipa Park Beach might be able to spend some time with world champions. Other beaches in the area include Baldwin Beach Park, Kaulahao Beach, Pāʻia Secret Beach, and Pe'ahi—the latter of which is known particularly for its surfing opportunities.

North Shore is also home to an abundance of shops and restaurants. Old Pa’ia Town has some of the best curated boutiques on the island. Kokomo Road in the heart of Haiku has a good selection of restaurants, but there are also many along the Hana Highway. Mama's Fish House is one of the most famous restaurants in Maui, and is considered to be a must-try (although interested diners must often make a reservation months in advance).

Other North Shore highlights include the Maui Country Club in Spreckelsville, which offers a wonderful meeting place for you and your neighbors, and Ho'okipa Lookout in Pa’ia, which offer exceptional views and exclusive photo opportunities.

North Shore Maui Real Estate Frequently Asked Questions

What areas are included in Maui’s North Shore?

The North Shore of Maui typically includes towns like Paia, Haiku, Kuau, and Spreckelsville. These areas are known for their surf culture, strong winds, and rural character. Proximity to beaches and large parcels make the region attractive to buyers seeking space and ocean access. Some properties have direct beach frontage or views of the north-facing coastline. Bello Realty can walk you through the different neighborhoods and what each offers. The real estate inventory here is limited, but distinctive.

Is the North Shore good for surfing and wind sports?

Yes, this region is internationally recognized for surfing, windsurfing, and kitesurfing. Ho'okipa Beach Park is a key landmark, drawing professional-level athletes and events. The conditions are generally better suited for experienced riders due to reef breaks and powerful swells. Bello Realty often works with buyers seeking quick access to these beaches. Living nearby means you can monitor conditions daily and maximize time on the water. Kuau and Spreckelsville are especially popular with water sport-focused buyers.

What kinds of properties are found on the North Shore?

The North Shore offers a mix of rural estates, plantation-style homes, and large parcels zoned for agriculture. Many properties have ocean or jungle views, with some offering guest cottages or additional structures. Homes are often set back from the main roads and offer privacy and a more laid-back pace. Bello Realty can help you find listings with acreage, mature landscaping, or future building potential. Some homes may have water catchment or solar systems in place. If you're seeking raw land, zoning will be an important factor.

Is it possible to live off-grid in the North Shore area?

In more rural parts of Haiku and Huelo, off-grid living is common. These areas may lack county water or grid electricity, so homes often rely on catchment tanks, solar, and backup generators. Bello Realty works with buyers to verify system functionality and compliance with county regulations. Off-grid setups can be rewarding, but require hands-on management. We'll help you weigh the pros and cons before you buy. Not every buyer is comfortable with this lifestyle, but it works well for some.

How is the weather on the North Shore?

The North Shore receives consistent trade winds and higher rainfall than leeward areas like Kihei or Lahaina. This makes for lush vegetation, cooler temperatures, and dramatic cloudscapes. If you enjoy a green landscape and don’t mind occasional rain, this region may suit you. Bello Realty can help you find microclimates within the region based on elevation and proximity to the ocean. Some areas, like Paia, get more sun than upland Haiku. Weather can change quickly across short distances here.

Are there any private communities on the North Shore?

Yes, though they are less common than in resort zones. Spreckelsville has some of the more exclusive real estate offerings, including gated properties and golf course frontage. Inventory is usually limited, and homes tend to hold value due to proximity to the airport, beach, and Paia town. Bello Realty tracks opportunities in these pockets closely. If you’re looking for North Shore privacy with added structure or HOA-level standards, we can help you monitor listings as they arise.

What are commute times like from the North Shore to Central Maui?

From Paia, you can reach Kahului in about 15 minutes. Haiku is roughly 25–30 minutes away depending on traffic. The area is reasonably connected, but rural roads and weather can impact travel time. Bello Realty recommends factoring in commute flexibility if you’ll be working in town. Many residents in the North Shore work remotely or set their schedules around surf and wind windows. It’s a lifestyle choice as much as a location one.
