Unlike other areas around Maui, Upcountry is not renowned for its beaches or water sports. Located in the center of the island, just up against the summit of Haleakalā, this region is instead known for its beautiful scenic views, tranquil atmosphere, and outdoor recreation activities. Haiku, Haliimaile, Makawao, Pukalani, and Kula are considered the main communities in Upcountry, however there is some overlap with the North Shore area when it comes to community boundaries.
Real estate in Upcountry reflects the region’s tranquil lifestyle. Single-family homes are typically designed in cottage or ranch styles, with the characteristic flat roof that is integral to the island. Much consideration is given to outdoor living spaces, with wide lanais and large yards being common features of homes for sale in Upcountry.
Although real estate in this region tends to be higher in price, lots tend to be quite large. Older homes, typically on the lower end of the price range, do also tend to have smaller square footage than their new construction counterparts. However, older homes for sale have unique charm, and do make for the perfect vacation home for interested buyers. And, depending on the location, some of the homes have fantastic views of the rolling Maui hills and ocean below.
For homebuyers searching for the full-time residence of their dreams, there are many new and established neighborhoods to choose from. In some cases, neighborhoods can be incredibly exclusive and desirable—not only for their large, beautiful homes, but also for the privacy and security provided. Kulamalu Hilltop, for example, is a sought-after gated neighborhood made up of only twelve lots. Of course, this usually comes at a luxury price point.
Upcountry also offers homebuyers the perfect, luxury hilltop island escape. Homes located near the Waihou Spring Forest Reserve, for example, have unparalleled privacy, but there are many luxury listings closer to town. Desirable areas such as Kula have a lot of custom-built homes in various architectural styles.

Fresh lemons and avocados are available at your neighbor’s roadside stand. In fact, Makawao’s shops rival those in Pa’ia. The Upcountry Farmers Market, open every Saturday morning, has a diverse selection of unique flavors and cuisines, and is also a great place to pick up local produce. Additionally, the Pukalani Farmers Market is also open on Saturday. Not sure about what to do on a weekend? Take a trip around the region to visit the various shops, and then attend a Polo match on Sunday.
The 4th of July parade is a kama’aina tradition in Old Makawao Town. After the parade, one of the best Rodeos in the country is just up the road. Maui’s cowboys are world class in both the Oskie Rice Rodeo Arena and the Manduke Baldwin Polo Arena. Golf enthusiasts might enjoy the Pukalani Country Club, and for those who are a bit more adventurous, the area offers ziplining experiences.
Avid hikers and campers are invited to journey east up the volcanoes. This area is full of hiking trails that end in spectacular vistas. Kalahaku Overlook, for example, gives way to gorgeous views over the clouds. However first-time hikers be aware: it often gets cold up there, so long sleeves and long pants are advised!
