West Maui

Once the capital and seat of the royalty in the Hawaiian Kingdom, West Maui remains a crown jewel of our Island. World-renowned resorts, acres of golf courses, and some of the finest shopping and dining Maui has to offer makes West Maui special. Framed by the mountain range, this region has seen a lot of development in comparison to other parts of the island, and is perhaps most well-known for the incredible sunsets that can be seen right from your front door.

Explore West Maui Real Estate

The area of West Maui is made up of several waterfront communities, including Kapalua, the Napili/Kahana/Honokowai region, and Lahaina—which are connected by the Honoapiʻilani Highway (Route 30). Its real estate market is made up of a mixture of single-family homes and estates, as well as condos—the latter of which makes up the majority.

For those wishing to experience the West Maui lifestyle at a more affordable price point, the condos in this region are quite popular options. Smaller in square footage than their single-family home counterparts, these properties offer the same great amenities—and often more. Condo complexes West Maui often offer resident-only amenities, including a pool, parking space, and an outdoor entertainment area, although this varies from property to property.

Condos for sale in West Maui also offer exceptional views. This can be of the island’s scenic beauty and/or the waterfront itself. Beachfront condos or units with water views, however, are typically listed at much higher price points. In regards to square footage, this ranges quite significantly. One bedroom, one bathroom units can be around 500 square feet at the smallest, but then there are also units available with multiple bedrooms and bathrooms at 2,000 to 3,000 square feet. This, of course, is much rarer to find on the market, but is something that is offered for interested buyers.

West Maui condos make for great vacation properties, for those who wish to visit the island during holidays or time off infrequently during the year. Single-family homes are also very desirable, and typically begin at luxury price points. With construction dates that range between the 70s and new construction homes, there is a lot of choice for homebuyers. And once again, while style ranges quite a bit, newer homes for sale in West Maui tend to be built in more modern styles—while integrating the characteristics of traditional Hawaiian architecture (low roofs, large lanais, and an open and airy feeling.

As mentioned above, some of the most desirable properties in West Maui have views of the waterfront, and these are often found with the luxury estates in the region. Some neighborhoods also have HOA fees, and some gated communities exist, as well.

West Maui: Highlights & Amenities

While many make the move to West Maui, the area is also a popular tourist destination. Its multitude of amenities, namely shops and restaurants, make this an excellent area to both visit and live in. For those interested in immersing themselves into the island culture, local vendors and farmers markets are found all throughout the West Maui communities.

We thank everyone for their ongoing support after the Maui fires. As over November 1st, West Maui is fully open, with the exception of Lahaina, which remains closed indefinitely. Searching for information about Lahaina and how you can help? Visit our Maui Disaster Relief resources and information blog post, which provides up-to-date links to credible organizations.

The eastern portion of West Maui is largely undeveloped, as this is where the West Maui Forest Reserve and the Puʻu Kukui mountain peak is located. Coffee and Cacao plantations, great hiking, and sunset sails add to your activities as a Malahini (newcomer). But for those who want exceptional views of the ocean, there are also a multitude of hiking trails by the water—the Kapalua Coastal Trail, almost two miles in length, being a highlight. Plus, there's always the chance that you'll spot some wild animals!

Other West Maui highlights include numerous landmarks and points of interest. For example, The Adventure Park on Maui offers an exciting ropes course with obstacles. Ka'anapali has some popular surf spots, and West Maui is particularly a great area for hiking, ziplining, and wildlife watching. Golf enthusiasts will also enjoy the area's two major courses,  the Ka'anapali Golf Courses and the Kapalua Plantation Course, located in Ka'anapali and Kapalua, respectively.

While South Maui is the region of the island most recognized for its amazing beaches, there are several in West Maui that are worth visiting, too: Launiupoko Beach Park, Baby Beach, Kaanapali Beach and Black Rock Beach (known specifically for advanced snorkeling), Kahekili Beach Park, Kapalua Bay Beach, and more.

West Maui Real Estate Frequently Asked Questions

What towns are part of West Maui?

West Maui includes Lahaina, Kaanapali, Napili, Honokowai, and Kapalua. These areas stretch along the coastline from Lahaina north to the Kapalua resort zone. Each town offers distinct character, from Lahaina’s historic district to Kapalua’s golf communities. You’ll find a mix of full-time residents and second-home owners throughout the region. Bello Realty can help you explore each area's specific zoning and housing stock. Location often determines both pace of life and property value here.

What types of properties are available in West Maui?

West Maui offers oceanfront condos, single-family homes, gated communities, and resort-area residences. You’ll also find timeshares and short-term rental-friendly buildings in areas like Kaanapali. Lahaina has more traditional neighborhoods with local services and public amenities. Bello Realty can guide you through HOA rules, rental restrictions, and zoning based on your goals. Whether you're looking for a primary residence, investment, or vacation home, options vary widely. Inventory may fluctuate based on season and tourism.

Is West Maui a good area for vacation rentals?

Yes, several parts of West Maui are zoned for legal vacation rentals, particularly in Kaanapali, Napili, and Honokowai. Many condominium complexes in these areas are approved for short-term stays. However, rules vary by building and HOA, and some require special permitting. Bello Realty can help you identify which listings qualify for legal short-term use. It’s critical to verify status before purchase. Demand for vacation rentals here remains strong due to beach proximity and resort amenities.

How’s the weather in West Maui?

West Maui has a dry, sunny climate for most of the year. Lahaina, in particular, sees low annual rainfall and high average temperatures. Trade winds help keep coastal areas comfortable, while inland valleys can feel warmer. Bello Realty can help you understand microclimates based on elevation and orientation. Weather is a major draw for buyers in this region. It supports year-round outdoor living and minimal maintenance concerns.

Are there private or gated communities in West Maui?

Yes, Kapalua and parts of Kaanapali feature gated neighborhoods and private roads. These communities often include access to golf, tennis, and beach clubs. Many homes come with higher price tags due to exclusivity and added amenities. Bello Realty has experience in these markets and can guide you through HOA requirements and resale considerations. Some buyers choose these areas for privacy, while others prefer traditional neighborhoods in Lahaina. Both types of ownership offer different benefits.

Is West Maui family-friendly?

Yes, though the area leans more toward tourism, there are schools, parks, and residential neighborhoods that appeal to full-time residents. Lahaina Intermediate and Lahainaluna High School serve the local student population. Family-friendly condos and homes can be found in Napili and Honokowai as well. Bello Realty often works with buyers relocating with children. It’s helpful to consider school zones and access to services before deciding on a neighborhood. The pace may be busier than other parts of the island during peak tourism seasons.

What impact did the 2023 Lahaina fires have on West Maui real estate?

The fires in Lahaina caused significant damage and altered the real estate landscape. Recovery efforts are ongoing, and some properties remain under assessment or redevelopment. Inventory and pricing may shift as rebuilding plans evolve. Bello Realty monitors county updates and market conditions closely. We can help you evaluate how recent events affect long-term ownership and insurance considerations. If you're looking in or near affected areas, it's essential to do due diligence.

How far is West Maui from the airport?

Kahului Airport is about 45 to 60 minutes from most parts of West Maui, depending on traffic. The drive includes winding roads and occasional delays through the Pali Highway area. Bello Realty recommends factoring drive times into your plans, especially if you'll travel frequently. Some buyers prefer to stay closer to the airport for convenience. Others embrace the distance for the trade-off of ocean views and quiet surroundings. Timing can vary widely based on time of day and weather.
