Just east of the Central Maui boundary is the North Shore. Like its name suggests, this region encompasses the communities situated on the northern shoreline of Maui. This part of the island is less populated than other areas, and is considered to be a bit of an escape from the larger, busier parts of the island. The North Shore also connects to East Maui via the Hana Highway—colloquially known as The Road to Hana. 

There are a number of communities in North Shore; Spreckelsville, Pa’ia, and Haiku are located right on the coast, but the area also includes the inland communities of Olina, Makawao, Haliimaile, and Pukalani—also considered to be Upcountry. The North Shore real estate market is almost entirely single-family homes and estates, with some options for vacant land and lots (and some listings for multiple building sites, which would appeal to investors). For those searching for land to build their dream Maui home or homes, this may just be the spot.

The single-family homes in the North Shore area are built in quite traditional Hawaiian styles, with the exception of the very high-end luxury estates. These custom homes are often intricately designed and take a more contemporary spin on traditional architecture. These are options around this part of the island for single-story homes as well as multi-story homes—in any price range. However, it is to be said that homes along the North Shore are quite highly-priced, and those that are located further inland are more affordable. 

Older properties on the North Shore sometimes need some updating or some renovations, but present an excellent opportunity for homebuyers willing to put in some TLC. Listed at more affordable prices, of course, these homes are valuable for their excellent locations (some of which are found in the region’s most desirable subdivisions and neighborhoods) and their investment potential.
