Comprising the areas of Kahakuloa, Wailuku, and Kahului, the Central Maui region is most well-known for its beautiful beaches, sprawling mountain landscape, and commercial areas. The real estate market encompasses a variety of property types, from single-family homes and condos to vacant land and commercial properties. 

Construction dates for homes for sale range quite a bit, as Central Maui offers both older and newer builds. A number of the properties on the market have construction dates between the 1970s and 1980s, however on occasion, a home from the 1940s/1950s (or even earlier) is listed. The latter presents a unique opportunity to own a rather exclusive property with a lot of charm and character. Of course, those searching for a newer home do have a lot of choice, as well.

In regards to architecture, real estate in Central Maui maintains the island look and feel. Older homes located closer to the beach tend to be the quintessential beach bungalow that Maui is recognized for. Low roofs, large (often wrap-around) lanai, and either stucco or wood siding exteriors are common features of homes for sale in this region. While interiors vary from property to property, tile or wood flooring is typically found in these homes. Interior floor plans and exterior style ranges more significantly in the luxury estates on the market—which also usually have some of the best views around. And, although single-story homes are frequently found in Central Maui, homebuyers searching for a multi-story property do have some choice. 

Many of the listings in Central Maui do fall under the luxury price point, although condos and smaller, older bungalows are generally on the more affordable side. A popular option, these properties offer the same location that is so highly sought-after.

Central Maui: Highlights & Amenities

A significant portion of the island’s population has made their home in Central Maui. The Kahului Airport is located on the eastern edge, and is the primary airport for visitors—only a short distance away from the beach. Helicopter tours are also offered in this area. From here on, visitors and residents alike can enjoy the vibrant atmosphere of Wailuku and Kahului, the closest towns to the airport. 

As mentioned, Central Maui is the commercial hub of the island. The region’s malls—including Puunene Shopping Center, Maui Mall Village, and (of course!) the Queen Ka'ahumanu Center—have a multitude of shops and restaurants for guests to discover. From chain and department stores to local businesses and family restaurants, there’s something here for every need. 

For the outdoorsy homebuyers, Central Maui has a number of outdoor recreation opportunities. Windsurf and kite board at Kanaha Beach or hike into Historic Iao Valley. At 4,000 acres in size, the latter is one of the area’s biggest attractions, featuring the famous mountain peak and waterfalls. Other highlights include the Maui Nui Botanical Gardens, Waiehu and Waihee Beach Park, Waihee Ridge Trail, which are all great destinations for experiencing the outdoors. As well, the biggest outdoor swap meet on Maui is in Kahului every Saturday. 

The University of Hawaii Maui College in Kahului has a famed school of culinary arts and you can sample their creations in the student-run Pa’ina Restaurant, which is open to the public. Right across the street is the Maui Arts & Cultural Center. Children from families moving to Central Maui can attend one of the many area schools, including PĹŤmaikaĘ»i Elementary School, Kahului Elementary School, PuĘ»u Kukui Elementary School, Waihee Elementary School, Lihikai Elementary School, Maui Waena Intermediate School, Iao Intermediate School, Maui High School, and Baldwin High School.
